You just purchased real estate on 30a...now what?

30A has become a vacation destination for many
people around the world..who knows, maybe your neighbor
chills here!!!

Many people who buy homes here at the beach end up
using it as a vacation rental which turns into monthly income!!
The money that these rental-machines ingest is absolutely
unheard of.

Here's the standard scenario for a out of town buyer.
They purchase a beach home, primp it up to their own
standards, place it with a responsible vacation rental management
company, the owners themselves stay in the house a few weeks/months
out of the year, the rest is rented out which means straight cash
into their bank account.
If the buyer got a mortgage for the property, the rental income
is basically a "helping-hand" for the mortgage payments.

Since the market is at an all time low today,
we're seeing/hearing a lot of fortunate
people enjoying this opportunity.

If you are looking for a rental company to place your
beach home with, we strongly advise you to use iTrip.
The best of the best!

Increase your homes selling appeal

Quick note for all sellers;

It's important to know as your home is now for sale,
there are certain criteria a buyer wants to see...

1. Make Repairs: Homes require regular maintenance and repairs are a necessary component of home ownership. Procrastination gets you nowhere when it comes to home value. Stay on top of repairs as they are needed. And be sure to address large projects before placing your home on the market. For example, roofs are expensive to replace or repair. Many buyers will pass up your otherwise wonderful home when faced with roof issues.

2. Curb Appeal: Curb appeal is about first impressions. It is also about neighborhood values. Drive down a street lined with manicured lawns and well-maintained homes and the values are sure to reflect the care their owners take. On the other hand, streets with overgrown trees, junky yards, and chipped and faded paint are fighting an uphill battle in the values game.

3. Updated Kitchen: Kitchens are a real selling point. Outdated cabinets, counters, and appliances will stick out like a sore thumb to buyers. Want to sell it? FIX IT!

5. Updated Bath: Bathrooms also hold much of a home's value. New low-flush toilets cost as little as $100. And tubs and showers can be easily replaced or resurfaced. Be sure, above all else, that your bathrooms are clean for showings.

6. Energy Savers: Buyers are looking for homes that are energy efficient. Low-flush toilets, solar panels, water filtrations systems, and insulated windows are all inexpensive fixes for energy zappers.

Consider these simple tips and decide for yourself what may help your home retain its value and
appeal!! Remember, not all buyers have a creative mind that can look past clutter, funky 50's wall paper, bright colored walls and scary furniture as well as random wall paintings....
Simplicity creates elegance... keep it clean and super simple.

National Geographic Travel Magazine - Seaside article

Came across this article online.

It's so flattering to read about our own stomping grounds
and know that so many others share the same love for the
scenery and what the little beach towns along 30A has
to offer.

Obviously, during summer months, all beach communities
along 30A are jammed packed with visitors from everywhere.
When the cold winter breeze sweeps off the Gulf into the smallest
corners of the beach cottages, it's just as beautiful, but enjoyed in
a little different way... Summer it's less clothing,
"winter" is more fashion-forward with boots, jackets & scarves.

For the little ones...

Self-serve dog wash in Santa Rosa Beach
now open.
Reasonable priced for small to large dogs.
Dogs 'n Suds is located next to Boathouse Restaurant
in Santa Rosa Village off HWY 98.
How neat is it to know you can take your furry friend
to a local place, scrub a dub dub, clean 'em up, pay a little
cash, leave with a clean smelling furry friend... and not have
your own drains clogged w/furry friend hair??
(If only they accepted cats.....!)
